At Partners Property Management, our residents are our priority. We make the effort to ensure that you have a positive rental experience. When you rent one of our properties, you can trust that you’ll enjoy a welcoming and comfortable space.
In this post, we’re going over some common questions we receive from both new and current residents regarding applications, screening processes, rent collection, security deposits, rent payments and more.

How do I apply for a rental property?
Did you find a property that interests you on our website? We’re happy to hear! To apply, simply click on the listing and click “Apply Now.” If multiple adults intend to live in the home, each person must submit their own application.
Please note that we have rental requirements that all applicants must meet. Please review the requirements before applying for a property to ensure you qualify.
Our team at Partners Property Management will then review your application before getting back to you with a reply.
What is the screening criteria?
We have a screening criteria in place to ensure that we find residents who are a good fit for our properties. The criteria typically includes a minimum credit score and an income amount that is at least three times the monthly rent. Plus, we look for a satisfactory rental history with no previous eviction or serious property damage.
Please note that, when screening residents, we always comply with Arkansas Fair Housing Laws to ensure fairness.
How much is the security deposit, and when is it due?
The security deposit amount can be up to 2 months’ rent, but this can vary based on many different factors.
You will be asked to pay this amount at lease signing. We hold it securely until the end of your lease. Should there be damages beyond normal wear and tear or unpaid rent, we will use the deposit to cover the costs. Otherwise, the deposit is fully refundable after our standard cleaning fee is deducted.
How do I pay rent?
With us, paying rent has never been so simple. Through your secure online resident portal, you can pay your rent using a variety of methods, including bank transfer (ACH), credit or debit card.
You can also set up automatic payments, so you don’t need to even think about due dates.
Rent is due on the 1st of each month – and we are strict about this. Late fees will be applied to all late rent as of the 6th of each month, and should the situation continue, we will proceed with the legal eviction process.
What if I can’t pay rent on time?
We understand that you may find yourself in a situation where it may be challenging to make your rental payments. In this situation, please contact us as soon as possible.
Late fees will apply to late rent, but we will try to work with you to discuss your options moving forward.
How do I request maintenance or repairs?
All maintenance requests are done through the online resident portal, which is available to you 24/7. If it is an emergency, please call 911. Acceptable emergencies to call 911 include anything related to fires, flooding, break-in, or gas leaks.
In the event of a significant maintenance issue, you may also call our office at 479-278-4010 and leave a voicemail and then submit your request through the resident portal. Contact our office immediately in the event that you have no heat during below freezing temperatures. A non-working air conditioner is not an emergency, and this will be addressed on the next business day.
All maintenance requests should be clearly explained and detailed with the use of photos, when possible, as this helps our maintenance team better understand and address the problem.
What counts as a maintenance emergency?
An emergency is an issue that can cause serious property damage or harm to the resident.
Examples include gas leaks, severe water flooding, total power loss, broken exterior locks and more.
In the case of a fire or gas smell, please call 911 before calling our 24-hour emergency line.
Can I decorate or make changes to the property?
Our team hopes that you feel at home in your space, but you must request approval for any changes or modifications to the property, like installing or removing fixtures, painting walls, building shelves and more.
To avoid consequences, simply contact our office with your request before taking any actions.
What’s your pet policy?
Pet policies vary by property. Please review the lease agreement.
Properties that allow pets may have restrictions and policies in place to protect the property, such as a limit on the number of pets, the type and size of pet allowed, and breed restrictions. Some may also require pet deposits or pet rent.
Unauthorized pets may result in additional fees. To avoid this, please review the pet policy. If you’re unsure what the policy is, don’t hesitate to contact us.
How long is the lease term?
Many of our leases are year-long, but others are more flexible. Please review your specific lease agreement for details.
What happens at the end of my lease?
Once your lease comes to an end – and if you aren’t looking to renew – we will send you detailed move-out instructions, including cleaning and key return details.
Then, we'll inspect the property to ensure there are no signs of property damage.
Wear and tear is normal, but for any serious property damages, we will deduct repair costs from your security deposit and return your balance with an itemized list of deductions. If there are no damages, we will process your full security deposit is returned within a 60 days of your lease expiration date.

Can I renew my lease?
Of course! When great residents continue renting with us, we appreciate it!
When it’s time to renew, we will send you renewal terms. This typically happens about 60 days before your lease ends.
If you decide that you’d like to move out instead, please provide at least 60 days’ written notice.
